Boral Spotted Gum Flooring with Custom Stair Detailing – Residential Upgradeion

Project Overview

This residential renovation in Kogarah called for a durable, architecturally cohesive timber flooring system throughout key living zones and a central staircase. Madera Floors was commissioned to design and install a full subfloor system over concrete, incorporating Boral Spotted Gum in a wide board format. With a mix of modern and custom elements, the project featured tailored stair treatments and commercial-grade finishing to suit a high-traffic family home.

Scope of Work:
  • Supply and install builders plastic over concrete slab
  • Supply and install 15mm plywood substrate, pre-drilled and mechanically fixed
  • Supply and install Boral 180mm x 20.5mm Spotted Gum flooring, glued and top nailed to plywood
  • Install cork expansion strips where required
  • Form and install box step at garage entry
  • Custom staircase install: 32mm solid Spotted Gum treads and 19mm risers, including ply packers for levelling
  • Supply and install hardwood veneer cladding to rounded starter riser
  • Install Spotted Gum nosing trim to hallway and rumpus thresholds
  • Sanding and finishing: 3 coats of commercial-grade Bona Waterbase in satin sheen

Madera’s stair detailing — including the curved veneer riser and solid nosing trims — reflects a bespoke approach that adds character and continuity to the transition between levels. The full ply substrate ensures long-term performance and dimensional stability.
